Location:

The ranch is located in a beautiful setting just 5 miles southwest of Lewistown on Cottonwood Creek. From Lewistown access is by three miles west on Highway 87 and then two miles south on the Cottonwood Creek county gravel road. Lewistown is one of the finer farm and ranch communities in Montana.

Lewistown (Pop. of 6,500) is in the Center of Montana surrounded by five area mountain ranges. Lewistown is 130 miles from Billings and 105 miles from Great Falls, both have service for major airlines. There is daily commercial air service round trip from Denver to Lewistown.

The Dept of Revenue indicates there are 857 acres. The Farm Service Agency data shows 475.0 acres original cropland with a 2008 year breakdown of 112.4 acres of yellow peas, 68.2 acres barley & peas, 177.4 acres winter wheat, and 117.0 acres alfalfa hay.

Wildlife:

This property has a variety of wildlife including Pheasants, Huns, and Sharptails along with a high number of Whitetail Deer. The meadows, several varieties of trees and brush, and live water provide a perfect home also for seasonal ducks and geese.

Water:

Cottonwood Creek is the main source of water and there is a pond, some natural springs, and a well at the buildings. This stream provides some seasonal trout fishing. Agricultural Operations :

This land has been leased to a neighbor. They raise alfalfa and peas for forage/hay production and raise wheat and barley for grain production. They also pasture quality commercial cattle on the remaining lands and on the grain stubble. The lands are productive and in a good rainfall area.
