Foothills

| Location:
The ranch is located
15 miles southwest of Lewistown. Access is by 5 miles paved road
and then 10 miles of gravel. Just 12 miles south and west of the
property is access to the National Forest Service in the Big Snowy
Mountains.

Lewistown
Area:
Lewistown (Pop.
of 6,500) is in the Center of Montana surrounded by five area mountain
ranges. Lewistown is 130 miles from Billings and 105 miles from
Great Falls, both have service for major airlines. Twice daily Big
Sky Airlines provides air service into Lewistown from Billings.

Ranch
Size:
This ranch contains
662 + deeded acres. Some of the land has been tilled in the past
but present owners are using this as improved pasture. The balance
of the ranch is native pasture, meadows, and scattered trees and
brush.

Wildlife:
The habitat in this
area is an ideal environment for Mule Deer, Whitetail Deer, Turkey,
Bear, and an occasional Elk. The property has productive meadows,
brush, and scattered timber. |
Water:
Sources of water
include a developed spring for the house, other developed springs
with water tanks, natural springs, and a half mile of the Middle
Fork of Beaver Creek.

Climate:
This property is
in about a 20 inch precipitation zone with about a 100 day growing
season. Climate reports indicate that this area receives about 80
to 120 inches of snow during the winter months depending on the
winter.

Improvements:
There is a modest home, barn, and corrals with
water, electricity and telephone privately settled just east of
the county road. Also, on the west side of the road is a rustic
log cabin with electricity. This is truly a very aesthetic area
with an abundance of moisture.

Comments:
The foothills of
the Big Snowy Mountains is some of the real beautiful areas of Montana.
With the high moisture this area remains green for most of the summer
months and then in the fall this area has the Colorado look with
all its fall colors.
