Location:
This
property is 15 miles north of Melstone. From Melstone
the access is about half two lane paved road and the
about half by Mosby Rd 500 (improved county gravel
road). Melstone has a population of about 140 and
there is a K-12 school system. Also the property is
about 95 miles to the north of Billings.
Property
Size: The department of revenue indicates
the ranch contains 1,230.12 + deeded acres. In the
past there were about 75 acres of land tilled located
along the river bottoms. Food plots on these lands
would enhance the wildlife numbers. The balance of
the ranch is pasture.
Musselshell
River: Both sides of the Musselshell
River runs through the property for about a mile providing
a source of water for livestock and wildlife. Also

Wildlife:

has both Mule deer and Whitetail deer, Antelope, and
Upland Game Birds. The tilled land is along the river
bottoms. Food plots such as millet, barley, corn,
and oats would help increase the wildlife numbers.

has quite a bit of new fencing. There is electricity
on the land and there is a 1950 Quonset building (25
x 35). County road runs through the land and it is
fenced into two pastures.
Climate:
This property is in about a 14 inch precipitation
zone with about a 115 day growing season. This is

About
one mile of the Musselshell River meanders through
the land. The property is well cared for and quite
a bit of the fencing is new. The pasture has been
pampered and conserved. The property is home to a

can be developed as food plots.
