Location:
The
ranch is located 4 miles south of Lewistown in the
foothills of a highly sought after area called "Upper
Spring Creek". Lewistown has been in national
magazines and journals as one of the best places in

Lewistown
Area:
Lewistown (Pop. of 6,500) is in the Center of Montana
surrounded by five area mountain ranges. To the north
is the Missouri River / Ft. Peck recreation area noted

is 130 miles from Billings and 105 miles from Great
Falls, both have service for major airlines. Currently
Great Lakes Airlines provides daily commercial air

ranch contains about 212 + deeded acres. There are
some irrigated meadows with the balance of the ranch
in pasture, brushy meadows, and scattered timber.
There are about 65 acres cropland and the balance
native pasture. The cropland is seeded to alfalfa
and grass for hay production with some fields rotated
with small grains.
Water:
Water, water, water. By meandering there are both
sides of Big Spring Creek for three quarters of a
mile and both sides of East Fork for one half mile.
For the residence the city water is the source which
is from a waterline out of Big Spring Creek. Besides
the creeks there are a couple water tanks for watering
horses and livestock.
Improvements:
There
is a modest set of improvements in a unique location
with views overlooking Upper Spring Creek and a backdrop
of timber and aspens. They include two Homes, a Quonset,

Agricultural

Historically, this property has been used for raising
Angus cattle and small grains. Also, years ago it

waterlines. The majority of these lands are watered
from East Fork.
Wildlife
and Habitat:
Sources of water include Big Spring Creek and East
Fork Creek. This water attracts Waterfowl of many
species and seasonally there are high populations
of Ducks and Geese. The habitat is ideal for Mule
Deer, Whitetail Deer, Pheasants, Geese and various
other waterfowl. The meadows, brush, and scattered
timber provide a good home for an abundance of wildlife.
Conservation
Easement / Taxes:
A conservation easement with Montana Land Reliance
was placed on this property to protect it from subdivision
among other activities. The Easement allows agricultural
use, hunting, fishing, replacing of existing buildings,
and a Bed & Breakfast operation. 2009 real estate
taxes were $ 2,273.64.
Big
Spring Creek:
Big Spring Creek surfaces less than two miles from
the subject property. It is considered one of the
nations largest natural springs (almost 50,000 gallons
per minute of crystal clear water emerges from the
earths surface). It is the source of Lewistown's water
supply and is a highly productive trout stream. The
water surfaces at 52 degrees F. enclosing the large
spring at the head of the creek, giant willows and
cottonwoods shade a park and wildlife viewing area.
From the spring, cold, high-quality water flows over
green mats of water plants and down between birches,
willow, hawthorne, native shrubs and grasses. Above
Lewistown, Big Spring Creek aver-ages 38 feet wide,
18 inches deep, and below to the mouth, 45 feet wide,
24 inches deep. Big Spring Creek attracts large numbers
of wildlife, including waterfowl and fur-bearers.
Big Spring Creek is a catch and release fishing stream
and is open all year round. Fishing is by wading and
walking …. not a float and fishing type of stream.
Big Spring Creek is predominantly a wild Rainbow stream
but it also has a good number of German brown trout
too. Average Browns and Rainbows are 12 to 18 inches
in length. Fly-fishing enthusiasts travel to Lewistown
from across the nation to fish in Big Spring Creek,
and its reputation for big, abundant Brown and Rainbow
trout.
