Location:
The ranch is conveniently
located just 3 miles southwest of Melstone, Montana in the foothills
of the Bull Mountains. Access is by paved road and about a mile
and a half of county gravel. The ranch is about 32 miles east of
Roundup and about 77 miles northeast of Billings.

revenue indicates the ranch contains 481 + deeded acres. There are
about 75 acres of irrigated hay land. Owners get at least two cutting
of hay and put up about 250-300 tons. The balance of the ranch is
pasture, meadows and timber.

Sources of water
include a well, a waterline with water tanks, and irrigation water
from a canal. The Delphia / Melstone Irrigation ditch runs through
the property for one mile. Water Right Abstracts are available.

Wildlife:
The habitat on this
property is ideal for Elk, Deer, Pheasants and occasional Turkey.
Food plots such as millet, barley, corn, and oats would help increase
the wildlife numbers. Owner is in the process of obtaining a Bird
Hunting Preserve Permit. In the fall the Elk come down out of the
timber and feed on the hay meadows of this ranch and the neighboring
ranch.

Just off the county
road is a modest set of buildings that include a home, sheds, and
corrals with electricity, water, and telephone. Owners have not
been living in the home. They rent a home just across the county
road.

in about a 14 inch precipitation zone with about a 115 day growing
season. Climate reports indicate that this area receives about 60
inches of snow during the winter months.

in a block on the east side of the county road. The Timber is home
to Elk and Mule Deer and the lower lands are home to Whitetails
