Location: The ranch is located 10 miles south of Lewistown in the foothills of the Big Snowy Mountains. This is a high moisture area (for Montana) so the property stays green for most of the summer. Lewistown Area:
Lewistown (Pop. of 6,500) is in the Center of Montana surrounded by five area mountain ranges. To the north is the Missouri River / Ft. Peck recreation area noted for all types of hunting and fishing recreation. Lewistown is 130 miles from Billings and 105 miles from Great Falls, both have service for major airlines. There are also commercial air services from Denver, Colorado directly to Lewistown.

Ranch Size: This ranch contains 3,452 + deeded acres. In the past 852 + acres have been tilled. Presently, they are using 400 + acres for hay production and the balance of these tilled lands is an improved pasture mixed used for grazing. Common yields for hayland in this area range from 1.5 to 2.5 tons per acre depending on the weather and the varieties of forage raised. The balance of the ranch is native range, brushy meadows, aspens, and scattered timber.

Water: This ranch has about a half mile of Hanson Creek, about 2 miles of Marcott Creek, a couple miles of unnamed seasonal creeks, numerous natural springs, small ponds, and developed springs. One of the developed springs is the source of water for the home and outbuildings. There are numerous water tanks for horses and livestock. Also, access to public fishing for Brown and Rainbow Trout on the noted Big Spring Creek is just 5 minutes away.

Agricultural Operation:
Historically, this ranch was used as a year round cow calf operation. The last 12 years the management has changed to producing and selling hay and bringing pasture cattle on the ranch for summer grazing. This practice minimizes the need and cost of equipment and cattle purchases. They do have a program of raising quality horses which are on the property year round. An abundance of productive grasses and numerous trees on the ranch provide an excellent environment for pasturing the cattle and horses.

Conservation Easements: There are no conservation easements in place on the ranch.

Wildlife & Habitat: This ranch has a wide variety of wildlife. The habitat is ideal for Mule Deer, Whitetail Deer, Turkey, Lion, Black Bear, and occasional Elk & Moose. The meadows, brush, aspens, and scattered timber provide a good home for them. A new owner may want to introduce about 100 to 150 acres of small grains per year into the crop rotation. This would create higher wildlife numbers and also retain them on the land for longer periods of time.
